Why Fire Damage Specifically

Most companies that buy houses for cash treat fire as one item on a list next to divorce, foreclosure and inherited property. It does not belong on that list. A fire file has an insurance claim attached, a mortgage servicer holding proceeds, a structural assessment that a general contractor is not qualified to make, and in Houston a floodplain rule that can decide the outcome before price is discussed. Buyers who see one of these a year price them badly, usually by discounting for uncertainty they have not bothered to resolve.

How We Price, and Why We Show Our Working

An offer on a burned house is finished value minus reconstruction cost minus carrying cost minus margin. We show you all four terms. Owners are entitled to understand why a number is what it is, and on roughly a third of the properties we assess the arithmetic points somewhere other than a sale to us. We say so, because a reputation for being the honest second opinion is worth more than the files we would win by not mentioning it.

Where Our Houston Information Comes From

Every fee, code section, office address and threshold on this site is taken from the body that publishes it, and each page lists its sources. Where we could not confirm a figure directly with the issuing office, the page says so in a marked note rather than carrying an estimate dressed up as a fact. On a subject where a wrong statute citation could cost somebody real money, that seemed like the right standard.

Fee schedules and ordinances change. Every figure on these pages names the office that publishes it, so you can confirm any of them at source before relying on it.
